U-Line Appliance Repair in First Colony, TX

First Colony was Sugar Land's first large master-planned community, and about 9,500 houses now fill its 98 neighborhoods. Most kitchens have already been redone once, which leaves newer undercounter refrigeration next to original cabinetry and plumbing.

On the Sugar Land and the Missouri City halves of First Colony alike, we handle U-Line undercounter refrigerators, wine refrigerators, beverage centers and clear ice machines. Reserve a visit online or by phone and choose among our three-hour windows.

What First Colony homes change about a U-Line repair

Local housing, power events, water conditions, and installation styles all affect how we approach U-Line diagnostics here.

Housing

Three decades of production homes

Between 1976 and 1997, Sugarland Properties (a venture of Gerald D. Hines Interests and a Shell pension fund) built First Colony over 9,700 acres lying in both Sugar Land and Missouri City. Our route list can pair a two-story from the late 1970s with a 1990s build on a single day.

Because the houses span three decades, cutouts for undercounter units vary in width, depth and ventilation from one street to the next. We measure the opening before we diagnose a cooling or ice problem, since a cramped space can be the whole cause.

Water

Blended city water and scale

The Sugar Land half of First Colony is on the city's main system, a blend of well water plus treated water from Oyster Creek and the Brazos. The city lists main-system hardness anywhere from 35 to 280 ppm.

That wide range explains why one neighbor's clear ice machine runs for years while another's cubes turn cloudy and the drain slows. We descale the water circuit, replace the inlet filter and size a cleaning schedule to your tap.

Weather & power

Levee protection and wet garage floors

Levee Improvement District 2 of Fort Bend County operates the levees behind which much of First Colony sits, and it also keeps local drainage working. After a long downpour we advise looking at the garage floor near any freezer or laundry.

A garage refrigerator or freezer stands in whatever moisture collects, and a wet base can corrode wiring and trip a breaker. We check the base, the cord and the drain pan before we power-test the unit.

Typical installs

Remodeled bars in original openings

Remodeled kitchens here usually fit new built-ins into older cutouts, and early-1980s houses may still have original cabinetry and plumbing around them. Cutout depth and shut-off valve location often differ from what a current undercounter model expects.

A U-Line refrigerator drawer or ice machine in an old opening needs front ventilation, a reachable valve and a nearby outlet. We confirm all three and tell you in writing if anything needs a carpenter, plumber or electrician.

Two houses a mile apart, one finished in 1982 and the other in 1996, can have utility spaces that look nothing alike. It also helps to know where the main water shut-off is, typically out by the street, in case a supply line has to come off. Please have the model plate number ready when you call and tell us which side of the city line you are on.

Shut-off valves under bar and kitchen sinks in early sections have often gone decades without being turned. If one is stuck or weeps when we close it to service an ice machine, we stop and tell you before going further. Replacing a valve is plumbing work, and a dead outlet or scorched cord is an electrician’s call.

04First Colony questions
Our clear ice machine in the First Colony bar stopped making ice. Where do you start?

With the water supply and the inlet filter, since scale and blocked screens are the usual cause. Then we check the drain pump and the controls. The price comes to you in writing before repairs start.

Do you work on both sides of First Colony?

Yes. First Colony straddles the city line, and we run the same routes on either side. All we need from you is an address and ZIP code.

Our beverage center beeps whenever the door closes. What is happening?

A door alarm usually points to a seal that is not seating, a door that has dropped out of alignment or a worn switch. We check the gasket, level the cabinet and test the switch. Because First Colony lies near our inner-suburb routes, we can usually offer today or tomorrow, and finished work is covered by a 30-day workmanship warranty.
